Arrange a useful first visit

Share whether the home is occupied, seasonal, or vacant and who can authorize entry. Note locked gates, parking restrictions, pets, utility status, and any unsafe area before scheduling. If travel depends on a ferry or another constrained connection, agree on a window and a fallback contact instead of a tight arrival promise. Consolidating available documents beforehand can reduce repeat visits, but a remote photo review does not replace every inspection a buyer may request.

Describe services without guessing

List whether the house uses public water or a well and sewer or a septic system, if known. Gather existing service records, access agreements, surveys, or inspection reports rather than ordering a new package solely for an initial inquiry. Ask qualified professionals which records or inspections matter for the proposed transaction. If an outbuilding, shoreline feature, or parcel boundary is uncertain, put that question on the review list before attaching value to it.
