Seller preparation

Questions before a cash sale

Island property preparation starts with access, occupancy, utilities, and the records available for the parcel. Give a buyer enough detail to evaluate the home without promising repairs or travel you have not arranged.

Do island properties need a special guaranteed closing schedule?

No universal schedule applies. Access, inspections, title, documents, and the agreed terms determine the work needed. We discuss those dependencies before proposing a closing date.

What should I prepare before a review?

Identify whether the home is on Whidbey or Camano and supply the parcel reference with the address. Record access arrangements, occupancy and available well or septic records. Island County does not include Bainbridge Island; geographic assumptions can send a review to the wrong place.

How should I compare the proposal for this situation?

Agree on who has keys, which buildings can be entered and any access limitations before arranging travel. Supply existing reports first. Compare offers using the same house, outbuildings and included parcel interests, with unresolved system questions visible.

What needs agreement before handing over the property?

Schedule contents removal and key transfer around the actual access plan and confirmed closing readiness. Remote signatures are for escrow to arrange. Keep utility and property-care responsibilities assigned until the agreed possession point; travel bookings do not confirm a funded closing.

Does requesting an offer commit me to selling?

No. A request starts a discussion. Review any proposed purchase agreement carefully before signing and compare alternatives.

Is the purchase price what I receive?

Not necessarily. Mortgage payoff, liens, taxes, prorations, and agreed expenses can affect proceeds. Ask escrow for a property-specific estimate.
